Experience that Makes a Difference

Even before I submit offers on properties for my clients, I am working behind the scenes to establish great working relationships with the listing Real Estate Agent. Why do I do this? I work tirelessly to create excellent working relationships because this helps get the client's offers accepted. Listing agents want to work with buyer's agents who are diligent and responsive. I am driven to my very core to establish these relationships for the benefit of my clients. This is my duty to you, and I love this part of the process. This is what I am good at, and this is why I have the experience that makes a difference!

01.- Meet In Person to Create a Wishlist

Let’s get to know each other! Once you’re ready to work with us, we’ll meet together at our office for a Buyer Consultation to focus your search and determine what you want and need in a home.

We’ll cover it all! 1st time home buyers, move up, downsizing, lake or riverfront, new construction.

02.- Pre-qualification

We’ll introduce you to our mortgage banker partner, who can help you determine your buying price range with confidence. Be prepared to dig into paperwork during this part of the process such as pay stubs, W2s, and tax returns. Our mortgage banker partner will do a full review and then tell you what you will be able to borrow in order to purchase your dream home.

This is a vital step in the home-buying process!

03.- Listing Alerts Set To You Based On Your Criteria

At this stage in the process, we’ll send you notifications about the listings that you’re most likely to be excited about. Be sure to let us know if one (or more) jumps out at you so that we can skip to the next step and schedule a showing. We’re there for you every step of the way.

04.- Schedule Showing

Here’s where the buying process gets really fun!

We’ll schedule showings of the properties that you’ve loved from our listings alerts. We’ll talk about how the budget will work and make sure that we find you that perfect home.

05.- Find The Perfect Home And Write An Offer

When you’re ready to make an offer, Richard McDonough will present a written offer to the seller. And while everyone loves getting their offer accepted right away, the seller could come back to us with a counter offer, or reject your initial offer altogether! This is also another important reason to work with the right agent Real Estate Agent who has the experience to negotiate with your best interest at heart.

We’re happy to walk you through each of these possibilities and exactly how we’ll handle them together. Once the offer is accepted, it’s time to get everything in order to move forward with the next steps!

06.- Acceptance, HOA Docs, Appraisal And Inspection

The sellers accepted your offer, and the property is going through appraisal and inspection. The bank appraisal guarantees that the price of the property matches the recent comparable sales in the area while the inspection makes sure that everything in the home is functioning properly and there are no major issues inside.

If it's a condo then we’ll review all of the HOA meeting minutes & related documents from the past few years so you have an accurate idea of the health of the condo complex finances, building structure, and ongoing operations.
These are the last steps before the keys to your home are placed in your hand for good!

07.- Time To Close

Get excited because it’s time to close on your new home.

This process includes going through all of the final paperwork with the title company and signing your name (a lot!). Don’t forget to bring all of the paperwork you’ve collected along the way and your funds for closing.

08.- Celebrate!

The home is yours! It’s time to celebrate and of course, move in!
