    As our local real estate market continues to evolve, the number of homes for sale has climbed to 56 listings. Yet, buyer demand remains steady — and competitive. Just this week, I found myself once again in a multiple-offer situation with clients. The twist? We won!

     

    So what gave us the edge? ✨A clean, thoughtful offer.✨

    Let me explain: My buyers were initially tempted to include several pieces of furniture in the purchase agreement. But I advised against it. Here’s why — adding personal property can clutter your offer. I call it “junking up the contract.”

    Even something as simple as a chair or piece of wall art might carry sentimental value for the seller. That little detail could be the reason your offer doesn’t get picked — even if it’s the highest.

     

     

    💡 My golden rule: Buy the home first. Ask about extras later.

    While we’re seeing a slight pause in buyer energy — possibly due to regional uncertainty and a dip in loan applications — serious, qualified buyers are still very much in the game.
