    This week’s market action index for Stillwater, MN remains at 50, confirming that we’re in a strong seller’s market. The median list price is $780,000, but don’t let that number mislead you—success in this market still comes down to one critical factor: price strategy.

    In my 32 years of real estate experience—including recognition as Stillwater’s top-producing agent in 2024—I’ve seen markets come and go. But right now, I’m seeing a sharp divide in outcomes:

    ✅ Some homes sell within hours.

    ✅ Others attract multiple offers in days.

    ❌ And too many sit, stale, unsold.

     

    Why? It comes down to three key missteps that are costing sellers both time and money:

    1. Overestimating Based on Condition

    If your home’s condition doesn’t support the price, buyers walk—or worse, they never come at all. Even in a hot market, a home that doesn’t show value sits.

    2. Pushing Price Because It’s a Seller’s Market

    Yes, it’s a seller’s market—but that doesn’t give license to ignore comparables and buyer psychology. Overpricing in a low-inventory market can backfire. Buyers won’t chase your dream number just because options are limited.

    3. Pricing Based on What You Need to Net

    This is the most common—and damaging—reason I hear: “I need to get X to afford my next home.” Unfortunately, the market doesn’t care what you need. It only responds to what buyers are willing to pay. And pricing based on need often leads to a stale listing and a lower final sale price.

    Price your home correctly from day one, and you're likely to sell for more—and under better terms—than if you chase the market down over weeks. This early momentum is what creates bidding wars and high confidence in buyers. And that’s what gets you the outcome you really want: not just a sale, but the opportunity to purchase your next dream.

    Don’t let an agent “buy your listing” by agreeing to your price without a real strategy. Let them earn your listing with expertise, not empty promises.
