Isn’t it amazing how quickly things change?
Just weeks ago we were experiencing dangerously cold temperatures across Minnesota. Today, we’re enjoying unseasonably warm weather — and just like that, buyer activity is picking up.
Over the past few weeks:
- 8 new listings have come on the market
- 7 homes have gone under contract
- The Market Action Index has ticked up to 41
While closed sales often lag behind activity, the increase in pending contracts is an important signal: buyers are re-engaging.
A Market Action Index of 41 still favors sellers, though not aggressively. What it does show is steady demand and continued buyer confidence.
Are we officially in the Spring real estate market in Stillwater, MN?
It may be slightly early to make that declaration — but the early signals are here. Warmer weather historically increases showings, open house traffic, and new listing activity. Momentum is building.
Inventory remains limited. Buyers are watching closely. Sellers who position their homes properly right now may benefit before additional inventory enters the market.

A Different Kind of “Ice” in the News
For the past few months, “ICE” has certainly been a headline word — but there’s a very different kind of ice making news in our region.
Beginning February 16th, the legendary Apostle Islands Sea Caves will open for public viewing.
Not since the winter of 2014 have visitors been able to safely experience these spectacular frozen formations along Lake Superior, located within Apostle Islands National Lakeshore.
Massive icicles, frozen caverns, and dramatic natural sculptures form when Lake Superior freezes deeply enough to allow foot traffic. How long will they remain open? That depends entirely on weather conditions.
If you’ve never experienced the Apostle Islands Ice Caves — it is truly something to see.

Final Thoughts
The weather is warming. Buyer activity is increasing. The Market Action Index is ticking upward.
Is it officially Spring? Maybe not quite — but the energy shift is noticeable. If you’re considering selling in Stillwater or the St. Croix Valley, this early momentum window can be strategic.
And if you're heading north to see the ice caves — enjoy one of nature’s rarest Midwest displays while it lasts.
As always, if you’d like to discuss how these market changes affect your plans, I’m here to help.
