That's a slight cooling from peak intensity, but 46 remains solidly in seller's territory: demand continues to outpace supply, and well-prepared, well-priced homes are moving. Meanwhile, across the Twin Cities, closed sales of homes at $1 million and above are up 31% year-to-date â the buyer pool at the top of the market has deepened, and those buyers are closing.

When the MAI climbs persistently, prices typically follow; when it falls into the buyer's zone and stays there, downward price pressure usually follows.
