    This past week brought one of the coldest Arctic blasts we’ve seen in quite some time, with extreme temperatures pushing down from the Arctic north and impacting daily life across the Stillwater and St. Croix Valley area. Between dangerously cold wind chills and icy conditions, many people stayed indoors — and yes, even real estate activity felt the chill.In fact, the cold weather forced me to cancel an open house this weekend, something that rarely happens. But when safety comes first, it’s the right call. And as expected, the broader real estate market slowed slightly as well.

     

    The Market Action Index dipped another point, settling at 40, signaling a modest slowdown in buyer activity. However, it’s important to put that number into context. A Market Action Index at this level still reflects a balanced market, not a downturn. What we’re seeing right now looks far more like seasonal winter behavior than the beginning of a major market correction.

    Historically, severe winter weather temporarily pauses showings, open houses, and casual browsing — but it does not eliminate serious buyers or motivated sellers. Once temperatures normalize, activity tends to rebound quickly.
    Looking ahead, I’m already aware of 
    several new listings scheduled to come online soon, and I expect many other agents are preparing to do the same. As inventory increases and weather conditions improve, buyers who have been waiting on the sidelines will likely re-engage.

    In other words, this feels much more like winter blues than a warning sign.
