Much like winter in Minnesota—with its snow, ice, and ever-changing conditions—the Stillwater real estate market continues to evolve week by week.

This week, the Market Action Index slid another point, settling at 41. While some might interpret that as a clear shift, from my perspective as a local Stillwater real estate expert, it’s still too early to declare a full market swing.

Here’s why.

Buyer Demand Is Still Strong

Despite the slight dip in the index, buyer demand remains very much alive. I continue to see many motivated buyers on the sidelines, simply waiting for more inventory to come to market. This is a classic seasonal pattern we often experience during the winter months in Stillwater and the St. Croix Valley.

Pricing Remains Resilient

Equally important: I have not seen any meaningful decline in pricing. Well-positioned homes—especially those that are properly prepared, marketed, and priced—are still attracting strong interest. This tells us the fundamentals of our local market remain solid. 

Interest Rates: A Positive Shift

One of the most encouraging developments this week is that mortgage interest rates have dipped below 6%. That’s a significant psychological and financial threshold for buyers. While it’s something we’ll continue to watch closely, this could provide renewed momentum as we move toward spring. 

Seasonal Trends Matter

All signs point to this being part of our normal seasonal cycle, not a downturn. Winter typically brings fewer listings, fewer showings, and a bit of hesitation—yet the underlying demand doesn’t disappear. It simply waits.
