In this week’s real estate market update, the local market index holds steady at 49, following last week's slip from 52. While some listings are garnering unexpectedly strong offers—perhaps even over market value—it's a vivid reminder that the market is what the market is. Buyer demand remains strong, interest rates are still impacting affordability, and pricing remains as much art as science.
That said, not every listing ends up in our win column. I recently lost a listing opportunity—maybe I never had a fair shot. Truthfully, I didn’t see the value in the property at the listed price, and sometimes, integrity means walking away. That's the reality of this business: we advise with honesty, even when it doesn't win the listing.

Our community has been shaken by unimaginable acts of violence, including the tragic shootings involving public officials. It’s a stark, sobering contrast to the joy we often associate with summer in Stillwater. This is our home, and we owe it to each other to hold space for healing and kindness.
